Air Conditioning Climbs UK Buyers’ Wish Lists
Searches for UK homes with air conditioning have more than doubled this summer, as increasingly frequent heatwaves begin to influence what buyers look for in a property. Searches for homes for sale featuring air conditioning rose by 104% compared with the same period last year, suggesting that the ability to remain comfortable during hot weather is becoming a more important consideration alongside location, space, schools and transport links.
Consumer research also indicates a significant shift in attitudes. Around 61% of people would consider installing air conditioning in their homes, although only 12% have already done so, while 87% regard a property’s ability to remain cool as important when choosing their next home. This concern is likely to grow: climate projections suggest that as many as 92% of existing UK homes could experience overheating by 2050 if temperatures continue to rise.
Air conditioning is already becoming more common. An estimated four million UK homes now have some form of air conditioning, around twice the number recorded three years ago, with increased home working and warmer summers contributing to demand. Period properties, modern developments and loft conversions can all be vulnerable to overheating, particularly bedrooms and upper-floor rooms where heat can become trapped.

However, greater reliance on air conditioning also raises questions about energy use and sustainability. Cooling systems are energy intensive and contribute to greenhouse gas emissions, placing greater emphasis on well-insulated buildings, effective shading, ventilation and technologies such as reversible heat pumps that can provide both heating and cooling. For buyers, the emerging priority is therefore not simply whether a home has air conditioning, but whether it can remain comfortably cool in summer while retaining heat efficiently during winter. As the UK climate changes, year-round thermal comfort may increasingly become an important factor in both property design and purchasing decisions.
